Construction update from RCOC

Remainder of this week

  • Mike’s Landscaping is repairing sprinklers and placing topsoil to prepare for sod behind newly laid curbs.

  • Springline will complete underdrain installation in the prepared trenches in the Indian Mound area (areas marked as 1-4 in green, yellow, pink and blue on the map below). On Thursday, Springline is scheduled to begin curb and driveway approach removal on the north side of Glengarry Circle E, then turning right onto the east side of Glengarry moving toward Quarton (orange area on map below). Underdrain installation in the orange area will follow removals (currently planned to begin on Saturday 9/13 and continue into next week). As a reminder, when driveway approaches are removed, a temporary stone approach will be placed. However, there may be a delay of an hour or so before the stone approach is placed. Plan ahead if this work is on your street, to ensure you aren’t blocked in your driveway.

Next week

  • Mike’s Landscaping will continue with topsoil placement and sprinkler repair. Sod is scheduled for deliver on Monday 9/15 and will be placed in prepared areas as quickly as possible. Newly placed sod requires consistent daily watering and may require a second watering if the weather gets hotter. If your sprinklers are not working, email Wayne Dabrowski (wdabrowski@rcoc.org) with a copy to Mark Meszler (mmeszler@roadrehab.solutions) to get on the list for repairs.

  • Springline will continue placing underdrain in the orange area early in the week, then move on to curb/driveway approach removal on Sandringham and the cul-de-sacs later in week (purple on the map below).

  • On Wednesday 9/17, Doan will begin curbing on Glengarry Circle E, then jumping to Indian Mound South (green on the map below). They will then move to the north end of Indian Mound Trail and Indian Mound Road (yellow on map below). Curbing starts with removal of the driveway approach then placement of the concrete curb. Once curbing begins, impacted residents will not have access to their driveways for about 14 days. Cadillac will place notices on front doors about 48 hours in advance; make sure to have your vehicles out of the driveway and parked elsewhere before 7 am on the date shown on the notice. See below for parking suggestions.

  • Concrete driveway approaches will be installed within a few days of the curb being placed. Barricades will be placed over newly laid concrete drives; stay off the concrete (both curbs and drives) until the contractor removes the barricades.

Week of 9/22

  • Doan will continue curbing on Indian Mound East, then Indian Mound West (pink then blue on the map below).

  • Springline will continue curb/driveway approach removal, then underdrain installation on Sandringham and the cul-de-sacs, moving on to the west side of Glengarry in the block between the Circle intersections. As a reminder, both sides of the cul-de-sacs will be done at the same time. The islands on the cul-de-sacs will likely be done at a later time, after residents are back in their driveways.

Looking ahead

Doan will follow Springline in pouring curb and concrete driveway approaches on Glengarry Circle East, the north block of Glengarry, Sandringham and the cul-de-sacs, ending with the south block of Glengarry (orange then purple on map below). The current schedule shows completion of curb/driveway approaches around the second week of October. Milling, grading and paving will follow, once concrete has cured.

Access limitations during curbing

Please note that on the day the curbs are laid, the concrete will be wet and cannot handle foot traffic. Residents will need to navigate the gaps on both sides of the new curb. Springline will fill the area between the street and the curb a day or two later. It may take a couple of days to get the driveway approach in behind the curb. Residents who anticipate difficulty navigating over the gaps - please contact Wayne Dabrowski at wdabrowski@rcoc.org.

Swimming pool draining/closing

With fall upon us, residents will begin having their pools drained and closed for the season. While our roads are under construction, water from pools being drained cannot be released into the street, especially once the existing asphalt has been removed as described below. Pool water will soak the sub-grades and may cause failure of the new road. Residents with pools will need to ensure their contractors either drain pool water into their own yards, or truck the water away. Please be considerate of your neighbors and other residents and keep your pool water out of the street this year.

Where do I park?

Avoid parking on any street where there is active construction work. Parking suggestions during curbing:

  • Arrange with a neighbor across the street to park in their driveway while you don’t have access to yours.

  • Park outside the construction zone if possible.

  • As a general rule, park behind the work - park on a street where the curbing operation is already completed. Park across the street from the newly laid curbs while they are curing.

  • Specific suggestions:

    • Indian Mound S and Glengarry Circle E (green area on map above) — park on the part of Indian Mound South that is not in the Village or on the block of Glengarry closer to Bradway.

    • Indian Mound Trail, Indian Mound East — for those that don’t mind a walk, Kent Ridge Court or the Covington School parking lots are options, as is Dorstone.

    • Indian Mound West — parking outside of the Indian Mound area is likely the closest/best option (until Indian Mound South concrete is cured). Try Glengarry Circle West, Williamsbury, Amberly or the block of Glengarry closest to Bradway.

    • Glengarry Circle East, north block of Glengarry — the northern part of Glengarry Circle West is a good option. The block of Glengarry between the Circle intersections may be an option if Springline has not yet started removals there. For the northern most parts of Glengarry, parking at Covington School might be the closest option.
