Remainder of this week

  • DVM will complete the lining of clay pipes in preparation for milling, grading and paving.

  • Mike’s Landscaping will sod the few remaining prepared areas on Friday or next Monday. The sprinkler team has moved on to the Yellow section, however, if you have sprinkler damage from the construction, now is the time to get it fixed, before the system is winterized. Next week

  • Milling (removal of existing asphalt from the roadway) is scheduled to begin on Tuesday (9/16). The sequencing of streets for milling, grading and paving is still being worked out; we will post the sequencing and expected schedule as soon as we have it. Residents will receive front door notices about 48-hours in advance of the milling for their streets.

  • Springline will begin grading once a street is milled. See discussion of milling and grading below.

Week of 9/22

  • Milling and grading will continue the week of 9/22 and Cadillac will likely begin paving the first group of streets sometime that week. This will be the first of two layers (or lifts) of asphalt. Streets being paved will be completely closed to all traffic and parking. Residents will not be able to access their driveways (in or out) on the paving day until the asphalt is sufficiently cooled and the road is reopened. Any vehicle parked on a street scheduled for paving after 7 am will be subject to towing. We will provide as much advance notice of paving days as possible. However, please understand that the timing of paving is dependent on how long the grading takes (which depends on what the contractors find once the asphalt is removed), and the weather.

  • After the first lift of asphalt is down on the first group of Gold section streets, milling, grading and paving on a second group will begin. Cadillac is required by contract to lay the first lift of asphalt within 14 days of a street being milled.

Looking ahead

Milling, grading and paving will continue the week of 9/29 until all streets have the first layer of asphalt. The second and final layer of asphalt for the Gold section will be laid later in October.

Parking and access restrictions during milling, grading and paving

See detailed discussion of these construction steps HERE. Key points to remember:

  • There can be no parking on the street during milling, grading and paving operations. Residents can park in their driveways or on a street without construction work. Vehicles parked on a street being milled or graded may be towed. Please removed vehicles from the street by 6:30 am on a day scheduled for milling/grading/paving. Make sure lawn services, contractors, sitters, nannies and guests are aware of the parking restrictions. It would be best not to schedule contractors during this time if at all possible.

  • There will be temporary blockages of driveways and the street during milling. Milling equipment is large, moves slowly and cannot move aside for vehicles to pass. Avoiding a street being milled is the best option. Park elsewhere before the workday begins if you need to get out of your driveway on milling day.

  • The milling contractor will place a temporary stone ramp from driveways down to the sub-grade, and where a milled street transitions to a street with asphalt. Cars that are low to the ground may have difficulty navigating over the ramps. Driving slowly over the ramps is advised for all vehicles.

  • Grading also involves temporary blockages of driveways and the street. Plan ahead if you need to drive on streets being graded, to allow for delays.

  • Cadillac will be placing No Parking signs in areas where parking is not allowed. This will include streets to be milled/graded/paved, as well as areas that allow room for the construction equipment to navigate turns in the neighborhood. Cars parked in these areas will be subject to towing.

Swimming pool draining/closing

With fall upon us, residents will begin having their pools drained and closed for the season. While our roads are under construction, water from pools being drained cannot be released into the street, especially once the existing asphalt has been removed. Pool water will soak the sub-grades and may cause failure of the new road. Residents with pools will need to ensure their contractors either drain pool water into their own yards, or truck the water away. Please be considerate of your neighbors and other residents and keep your pool water out of the street this year.
