Green Section Information
Green section petitions were released in July 29, 2025. The $52,570 estimate reflects the actual engineering plans for the Green section—based on topographic surveys, soil core samples, etc. and detailed design work by the Road Commission. It’s also informed by their experience with similar neighborhood projects (e.g., Pink and Blue sections).

Cost differences reflect road dimensions, drainage/sewer features, driveway and ADA ramp counts, etc., and the number of homes sharing costs. Inflation also plays a role year to year.
In early October 2025, OHM will begin performing topographical surveys in the Green section as part of their planning for Green section construction (if approved by the residents). See survey announcement HERE.

The estimate of $52,570 reflects the Road Commission’s plans and estimated construction cost for the Green section roads, based on topographical surveys, core samples, actual engineering work, and their experience building neighborhood roads, including the Pink and Blue sections. Where did the $70,000 figure come from? It appears to be speculative and not grounded in any real data—possibly intended to discourage support for the project.

Costs in each section will vary as they reflect the scope of the work (length/width of the streets, number of drainage/sewer structures, number of driveways, number of ADA ramps where sidewalks extend to the street, etc.) as well as the number of homes sharing in the cost. Inflation from year to year will also have an impact.

The sanitary and storm sewers are maintained by Bloomfield Township or the Oakland County Water Resources Commission (OCWRC). According to the Township Department of Public Works, there are no current concerns or planned replacements in our area. There is no plan to separate the sanitary and storm sewers and no EPA requirement to do so.
If the sewers do need to be redone in the future (which we do not anticipate) requiring the road to be torn up, the sewers and roads will be redone at no cost to the homeowners. There will be no assessment to the homeowners, and the homeowners' taxes will not go up due to the repair of the roads after a sewer project.
The sewers will be inspected prior to/during the road construction process, and if repairs are needed, they will be made at that time.
While the roads will be rebuilt, sewer replacement is not part of the scope. However, the project will include:Lining and adjusting storm and sanitary access structures (e.g., manholes, curb drains)
Improving drainage by regrading roads and curbs
Lining some underground clay pipes to ensure strength for paving equipment
Important: Homeowners are responsible for their own sewer leads (the line from the house to the main). If yours is old or crosses under the street, consider having it inspected before 2026 construction begins.

Bloomfield Township applies an equal-cost-per-parcel policy for Special Assessment Districts (SADs). This approach was used for the Pink, Blue, Gold, and Yellow sections.
By choosing to finance through the Township (instead of RCOC), homeowners benefit from:· Lower interest rates
· Longer terms (15 years vs. 10)
· Liability for assessment tied to the property—not the owner
Equal allocation of cost is part of this financing structure.

Projects like Vernor Estates may appear similar but have key differences:
Vernor uses drainage ditches on most streets; we have curbs and storm drains.
Vernor does not include new underdrains on most streets; we do.
Vernor does not have sidewalks, thus no ADA ramps to rebuild. Our projects include ADA ramps where sidewalks meet the street.
Our roads are built to a different structural standard to reflect the different drainage system.
Cheaper methods like “mill and pave” or “cape seal” are not long-term solutions for our roads. See additional information in the blog post linked above “Alternatives to rebuilding roads.”

Two parcels on Bradway and Tuckahoe owned by the shopping center will be included in the assessment.
The Village Hall, Bradway Park, and Township-owned parcels with water infrastructure will not participate. This is consistent with other sections (e.g., parks in Pink, a retention basin in Yellow) that were also excluded from the assessment.

Residents who support fixing their roads in the Green section can sign the petition in a few ways:
Visit the Village Hall during office hours (hours are posted on the home page of the Roads website).
Talk with one of the volunteers from the Village.
Arrange an appointment with the Village Manager or your road volunteer.
Village Roads volunteers each have a short list of residents to contact about the roads, discuss the project and respond to questions. The Board has authorized the Village to share contact information (email and phone) with the volunteers for the sole purpose of contacting them about the Roads project petition.
