Construction Update from RCOC

Remainder of this week

  • Allied will continue installing underdrains in Phase 2A (Tuckahoe, Sunnydale, Hupp Cross, Morningview, Drury, Overhill). This work will likely continue into early next week.

  • On Wednesday (6/17) and Thursday (6/18), Allied will be doing underground pipe work on Sunnydale to address drainage issues during heavy rains. This will include adding two storm drains, and replacing some storm drain pipes.

  • In Phase 1, Allied will backfill behind the new curbs and place stone in the gaps between the new curbs and the old asphalt in the street

  • Don’s Restoration will address sprinklers as necessary.

Week of June 22

  • ‍Allied will complete underdrain installation on the Phase 2A streets. ‍They will then backfill the underdrain trenches and prepare the areas for concrete curbs.

  • Allied will begin work on Phase 1B — second sides of Glengarry, Amberly, Endsleigh and Covington Place — milling existing asphalt near the curb. This work is tentatively scheduled for Thursday 6/25. Please do not park on the second sides (south or west sides) of these streets during the milling work.

Week of June 29

  • Concrete curbs and driveway approaches in Phase 2A are currently scheduled for installation early the week of June 29. Impacted residents should plan to be out of their driveways for about 2 weeks starting early that week. See more information on concrete work and related driveway access limitations HERE. Parking recommendations and timing updates for Phase 2A curbing will be provided via blog post as we get closer to date the concrete work will begin.

  • It is possible that concrete driveway approaches in Phase 2A will be installed before the July 4 weekend, depending upon weather and contractor availability. The more likely scenario is that driveway approaches and any concrete sidewalk work will be done after the holiday.

  • Back in Phase 1B, Allied will begin stripping sod and topsoil between the street and sidewalk. Don’s Restoration will follow closely behind to reset/repair sprinklers in these areas.

  • Friday July 3 is the federal holiday in celebration of July 4. Construction will wrap up by 3 pm on Thursday July 2 and restart on Monday July 6.

Looking ahead

Phase 1B concrete curb work on the north and east sides of the streets will likely occur around mid-July. Keep an eye on the blog posts for schedule updates.

Why is water pooling in the street?

After recent heavy rains, there were a number of areas where water pooled in the street. The soil erosion bags required in the construction zones are a likely culprit. The bags are designed to keep construction debris out of our storm and sewer systems, by filtering it as it enters the drain. They do allow water to flow, but more slowly than an open drain. Expect this to continue until the bags can be removed when construction wraps up. The underdrains, once installed, will also help speed up drainage during heavy rains.

Reminders

  • Please don’t park on either side of any street where there is active construction. Park in driveways or on a different street.

  • For your safety and the safety of the construction crew, PLEASE SLOW DOWN in the construction zones. Remind young drivers in your household to do so as well. We have had some near misses with drivers traveling far too fast on streets with active construction, often with a cell phone in their hands.
