Construction update from RCOC

Reminder of week of June 1

  • Allied will spend the rest of the week preparing for curbs on Glengarry, Amberly, Endsleigh and Covington Place. This will entail filling the underdrain trenches with stone to ready the surface for the concrete, and adjusting catch basins.

  • Goretski’s Concrete will begin running lines, parallel to the trenches, that will guide the curb machine as it lays the concrete. The lines need to remain in place until Goretski’s removes them.

  • Please do not park during the workday on any street where there is active construction. This means you should refrain from parking on Amberly, Endsleigh, Covington Place and Glengarry during the workday for the remainder of the week and the week of June 8. Please note that Allied’s crews work 6 days a week (not on Sunday).

Week of June 8

  • Goretski’s Concrete will begin installation of curbs in the prepared areas in Phase 1A. Curb installation will address the streets in the same order as removals/underdrain installation, starting each street at Covington and moving west. Plan that you will not have driveway access for about 2 weeks when your curbs are installed. Allied will place notices on the front doors of impacted residents, indicating the date on which curb work will begin. Remove all vehicles you will need from the garage/driveway prior to 6:30 on the date shown on the notice, to avoid getting blocked in for the two weeks. See discussion below for information on the curbing process, driveway access limitations, and parking suggestions.

  • Once concrete curbs have been laid, Allied will prep driveway approaches for concrete. Goretski’s will pour concrete driveway approaches a couple days after the curb has been poured.

  • Allied will move to Phase 2A streets — Tuckahoe, Sunnydale, Hupp Cross, Morningview, Drury and Overhill, in that order — to begin sod/topsoil removal along the side of the road. Removals will be on the north or east side of each Phase 2A street.

  • Don’s Restoration will follow the Allied crews in Phase 2A to address sprinkler resets/repairs as needed.

Weeks of June 15 and June 22

  • Allied will begin removals of existing curbs and driveway approaches in Phase 2A. This work is scheduled for about a week. Once removals are completed, Allied will begin installing underdrain, likely the week on June 22.

  • Concrete in Phase 1A will be curing the week of June 15. Once the concrete has sufficiently cured, Allied will begin backfilling behind the curbs, likely the week of July 22.

Looking ahead

  • Curbs in Phase 2A will likely be installed sometime around early July. Residents in Phase 2A will want to keep up to date with blog posts for timing updates, particularly those hosting holiday gatherings or with travel plans.

  • Construction will move to Phase 1B — the second sides of Phase 1 streets (Amberly, Glengarry, etc.) once curbs/driveway approaches are installed on Tuckahoe, Sunnydale, etc.

Curb installation and driveway access limitations

The curbing process will begin with removal of temporary driveway approaches, followed by laying of concrete curbs in the prepared areas in Phase 1A. After curbs are laid, Goretski’s will circle back and lay concrete driveway approaches. Once installed, the concrete needs to cure before it is driven on; the curing process will take anywhere from 3-7 days, depending upon the weather and other factors.

Driveway access limitations - key points:

  • Residents should plan that they will not have driveway access for about 2 weeks when curbs are installed in front of their homes. The 2-week clock starts when the temporary driveway approach is removed and ends when the concrete curb and driveway approach have adequately cured and access is restored.

  • Residents will be notified of the date they will need to have vehicles out of their garage/driveway and parked elsewhere to avoid being blocked in for the two weeks. Allied will post notices on front doors about 48 hours prior to the start of the curb installation (i.e. prior to removal of the temporary driveway approach). Please remove all needed vehicles from the driveway or garage prior to 6:30 am on the date shown on the notice. Make sure to inform all drivers in the household as well as any contractors, household help, caregivers, etc. of the access limitations. See below for parking alternatives.

  • The contractors will place cones or other markers indicating fresh concrete on the driveways. Do not drive or park on the concrete — either the curbs or the driveway approach, until the cones are removed. The contractor is not obligated to repair any concrete that is damaged when driven on before it is cured.

Parking alternatives during curbing

As discussed above, residents will not have driveway access during the curbing process. Further, the curbing process involved multiple pieces of machinery/trucks; there is simply not sufficient room for street parking during the workday when the contractors are present. Suggested alternatives for Phase 1A:

  • Arrange with a neighbor across the street to park in their driveway while you don’t have access to yours.

  • Park on streets that have already been repaved — Glengarry north of the Circle or on Glengarry Circle. These streets may be good options for residents the western parts of Amberly, Covington Place and Endsleigh.

  • Park on Glengarry south of Bradway or on Bradway.

  • Residents on the eastern ends of Amberly, Covington Place and Endsleigh may want to consider Oak, Yarmouth, or Kent Ridge Court as alternatives.

  • Please don’t park on any street where there is active construction. Your parked car impedes traffic and slows down the construction progress.
