Construction update from RCOC

Remainder of this week

  • Springline will complete underdrain installation and preparation for curbing on Sandringham and the cul-de-sacs.

  • Mike’s Landscaping will continue restoration of areas behind the curbs with sprinkler repairs, topsoil and sod. This work will continue throughout October, until restoration is completed. If your sprinklers require repair, email Wayne Dabrowski at wdabrowski@rcoc.org.

Next week

  • Doan is scheduled to complete curbs, concrete driveway approaches and ADA ramps in the Yellow section next week. Curbs are scheduled to begin on Sandringham and the cul-de-sacs on Monday 10/6 Tuesday 10/7, starting at Quarton and moving south. Concrete driveway approaches will be poured within a day or two of the curb going in. Doan will also be pouring ADA ramps next week. See additional information on curbing HERE.

  • Springline will start on the islands in the Indian Mound area next week, then move on to the cul-de-sac islands, with removal of existing curbs, underdrain installation and prepping for new curbs. This work will likely continue into the week of 10/13.

  • Fort Wayne is scheduled on Friday 10/10 to adjust (lower) manholes/drainage structures located in the road, in preparation for milling, grading and paving. This work will involve temporary blockages in the road and may require drivers to detour around the work.

Looking ahead

Once curbs are completed, the next phase of the project is milling to remove the asphalt from the roads, grading the sub-grades and then paving. Cadillac anticipates that milling will begin the week of October 13. The tentative plan is to divide the Yellow section into 3 areas for milling, grading and paving with the Indian Mound area to be addressed first.

Access and parking limitations during curbing

Residents should plan to be out of their driveways when curbing is done for about 14 days, starting on the day the driveway approach is removed. There can be no parking during the workday on streets where curb work is being done. In the evenings, after construction crews are gone, street parking opposite the new curbs is fine; please move your vehicle elsewhere before 7 am the following morning. Daytime parking suggestions for Sandringham and the cul-de-sacs:

  • Arrange to park in a neighbor’s driveway across the street.

  • Northern part of Sandringham, Courtleigh and Hemsworth — Ardmoor or the northern part of Glengarry may be the closest options.

  • Southern part of Sandringham, Aberdovey and Twin Maples — parking on Glengarry or Glengarry Circle West may be good options.

Once driveway approaches have been completed on your street, the construction crew will move out until the concrete is sufficiently cured. During this time period, street parking (opposite the new curbs) is fine during the day, since there won’t be construction work going on.

Sprinkler winterization

Where sod is not yet installed, residents are encouraged to delay winterization of their systems as long as possible, to allow Mike’s to repair them this fall. If sod has already been installed behind your curbs and your sprinklers are operating properly, there is no need to delay winterization.

Swimming pool draining/closing

While our roads are under construction, water from pools being drained cannot be released into the street, especially once the existing asphalt has been removed. Pool water will soak the sub-grades and may cause failure of the new road. Residents with pools will need to ensure their contractors either drain pool water into their own yards, or truck the water away. Please be considerate of your neighbors and other residents and keep your pool water out of the street this year.
