Construction Update from RCOC

Remainder of this week

  • Doan will finish laying curbs and driveway approaches on Glengarry and Sandringham. All concrete driveway approaches should be in before the weekend. Cones/tape will be removed by the contractor when the concrete has cured sufficiently for vehicle traffic. For some driveways, the concrete may not be ready until next Tuesday. Please don’t drive on the concrete until the cones are removed.

  • Springline will be pulling sod from the second sides of the streets in the Indian Mound area and part of Glengarry Circle East (in the areas marked 1-yellow, 2-green, 3-pink and 4-blue of the map below), through Thursday. Springline will not be working on Friday.

  • Mike’s Landscaping will be working on sprinklers in the Yellow section. In the Indian Mound area in particular, Mike’s has changed their approach as they have found sprinkler lines are buried deeper than usual in many yards. Mike’s will follow behind Springline as they remove sod, and fix sprinkler heads that have been damaged (they will not be marking/moving heads before Springline comes through).

  • In preparation for the holiday weekend, all contractors will be out of the neighborhood by 3 pm on Friday, August 29. Work will resume at 7 am on Tuesday, September 2.

Next week

  • Springline will begin removals on the second sides of the streets marked as 1-green (part of Glengarry Circle E, Indian Mound S) and 2-yellow (Indian Mound Trail and part of Indian Mound Rd.) on the map below. They will then install underdrains in the trenches.

  • Mike’s Landscaping will continue fixing sprinklers as described above. Mike’s will also be reinstating sprinklers on the first sides of the streets, where curbs are already in place.

Curb and driveway approach removal

When existing driveway approaches are removed, Springline will provide a temporary gravel approach. There may be a delay of up to 2 hours between the approach removal and setting of the temporary approach. Residents will need to plan ahead if the curb/driveway approach removal operation is on their street and they need to get out of the driveway at a specific time (such as school pickup). Arranging with a neighbor across the street to park in their driveway might be an option. Once the temporary driveway approach is set, it will be in place until the curbs are laid.

Swimming pool draining/closing

With fall upon us, residents will begin to schedule having their pools drained and closed for the season. While our roads are under construction, water from pools being drained cannot be released into the street, especially where there are open trenches and/or once the existing asphalt has been removed to prepare for paving. Pool water will soak the sub-grades and may cause failure of new curbs and the new road. Residents with pools will need to ensure their contractors either drain pool water to be absorbed in their own yards, or truck the water away. Please be considerate of your neighbors and other residents and keep your pool water out of the street this year.

Looking ahead

The week of September 8, Springline will continue with curb/driveway approach removal and installation of underdrain in the order shown on the map below with the rest of the Indian Mound area next. Curbing will begin again on the second sides of Yellow section streets late the week of September 8 starting in the areas marked as 1-green and 2-yellow.
