Construction Update from RCOC

Reminder of this week
Goretski’s has completed concrete work (curbs, driveways, sidewalks) on the second sides of Phase 1 streets. Allied will remove barricades as soon as the concrete is strong enough to handle vehicle traffic.
Allied will backfill the gaps between the newly poured curbs and the remaining road surface in Phase 1.
Allied will finish stripping sod/topsoil between the street and sidewalk on the second sides of Phase 2 streets (Tuckahoe, Sunnydale, Hupp Cross, Morningview, Drury and Overhill). Late this week, they will begin curb and driveway approach removals. When driveway approaches are removed, Allied will place temporary stone to allow driveway access for the next few weeks. There may be a delay of several hours between the removal and placement of temporary stone. Residents on a tight schedule when this operation is on their street will want to park outside of the construction zone, or arrange with a neighbor across the street to park in their driveway. Please don’t park on any street where there is active construction.
Don’s will begin restoration work (topsoil and sod) behind the new curbs on both sides of Phase 1 streets once driveway access has been restored, likely late this week.
Week of August 3
Allied will continue with removals on the second sides of Phase 2 streets, then install edge drain.
Don’s will continue restoration work behind the new curbs on both sides of Phase 1 streets. Once sod is placed, please make sure the water it frequently to encourage it to root. If your sprinklers need repairs, email Wayne Dabrowski and Mark Meszler at the addresses below; Don’s will be in the neighborhood to make repairs promptly.
Don’s sprinkler crew will follow Allied’s removal work in Phase 2 to repair/reset sprinklers as needed.
Week of August 10
Allied will complete edge drain installation on the second sides of Phase 2 streets, then move to filling the trenches and preparing them to receive curbs.
Don’s will continue with restoration work in Phase 1.
Looking ahead
Phase 2 concrete work
Curb and driveway approach installation on the second sides of Phase 2 streets is currently planned for August 20-21 (curbs) and August 24 (driveways). Residents in these areas should plan to be out of their driveways for about 2 weeks starting around August 20/21.
Phase 1 and 2 paving
Allied’s current plan is to pave Phase 1 and 2 streets before they start construction on Bradway. Prior to paving, Allied will mill remaining pavement off the roads, and grade/refurbish the sub-base to prepare for new asphalt. Allied anticipates that milling and grading will begin in Phase 1 around the week of August 24, with paving in Phase 1 sometime the week of August 31. Timing on paving will be dependent on the condition of the sub-grades exposed when the existing asphalt is removed, but will generally be done within 2 weeks of milling.
While Phase 1 is being paved, Allied will move to Phase 2 for milling and grading.
Once the existing asphalt is milled from a street, the sub-grade will be lower than the curb and lower than streets that have not be milled. Allied will provide temporary stone ramps to bridge the drops and maintain driveway access. Please be advised that low-profile vehicles, including some sports cars, may have difficulty navigating the drops, even with the stone ramps.
Streets will generally be open to traffic during the milling and grading, but there will be temporary blockages. Detouring around the milling/grading work will be the best option.
Street closures during paving
On the day a street is paved, it will be completely closed to all traffic. Residents will not have access to their driveways — in or out — on the paving day. Once the asphalt is sufficiently cooled, Allied will re-open the street to traffic, usually by the end of the day.
Allied will pave the streets in two layers, termed “lifts”. There can be several weeks between the first and second lifts on a given street, depending on how Allied schedules the work. Traffic can safely drive on the first lift for the period between the two paving days.
Construction on Bradway
Allied currently anticipates construction on Bradway will begin after Labor Day. During Bradway construction, Allied plans to block off intersections with cross-streets, and limit thru-traffic on Bradway. These actions will require Village residents to detour around the closed intersections.
The Road Commission has advised Birmingham Public Schools Transportation Dept. of the on-going construction work and provided maps of the areas impacted. This discussion included a request to ensure that school children will NOT need to cross Bradway to get to their bus stops while Bradway is under construction. BPS is responsible for adjusting bus routes and bus stops to avoid Bradway. BPS will contact residents directly regarding bus stop locations. More information will be provided as we get closer to the time this work begins.
Reminders
Please don’t park on either side of any street where there is active construction. Park in driveways or on a different street.
For your safety and the safety of the construction crew, PLEASE SLOW DOWN in the construction zones. Remind young drivers in your household to do so as well. We have had some near misses with drivers traveling far too fast on streets with active construction, often with cell phones in their hands.
