Construction update from RCOC
Week of May 4
Pre-construction activities will begin next week (May 4) in the Green section.
Placement of construction signage
Placement of soil erosion control bags on drains in the construction zone.
Placement of porta-johns
Don’s Restoration will begin sprinkler verification and moving sprinkler heads out of the way for construction.
Week of May 11
Allied will begin curb and driveway approach removal in Part 1A of the Green section, which will include the north sides of Amberly, Endsleigh and Covington Place, in that order. See discussion of this operation below.
Don’s Restoration will continue sprinkler verification and moving sprinkler heads, staying ahead of the curb removal operation.
Week of May 18
Allied will begin underdrain installation in Part 1A, addressing the streets in the same order as curb removal. This work will continue for about 2 weeks. See discussion of underdrain installation under “Looking ahead” below.
Curb and driveway approach removal
The first step in the construction process is to remove the existing curbs and the asphalt layers that cover them. As part of this step, Allied will also remove driveway approaches back to the sidewalk. Once the driveway approach is removed, Allied will place a temporary stone approach that will allow residents to get in/out of driveways. Please note, however, that there WILL be a relatively short period of time during which you will not have driveway access after the existing approach is removed and before the temporary stone is replaced. Allied will work to minimize this period, but residents should plan that it could be 2-3 hours.
Residents are advised to plan ahead - if you are on a tight schedule as curb removal comes down your street, move cars from the garage/driveway and park them on a different street to make sure you can get out when you need to. Or arrange with a neighbor across the street to park in their driveway temporarily.
Traffic and parking during construction
In general, our streets will remain open to traffic throughout the road construction, except for a few days around paving. Even if the street is open for traffic, there WILL be times when the road is temporarily blocked by construction work or equipment. Allied is responsible for providing flaggers or other means of alerting drivers to temporary blockages or closures. The best option for residents throughout the project is to leave a bit early and plan some cushion if your travels take you through the construction zones.
Our experience for the past two summers demonstrated that our roads are simply too narrow to have construction on one side of the street, plus room for traffic to pass, plus parked vehicles. For that reason, PLEASE do not park on the street during the workday when there is active construction. Park in your driveway, or on an adjacent street. We realize this is inconvenient, but it will help ease congestion on our streets and help the construction progress more efficiently. Please inform babysitters, contractors in your home, visitors, etc. of these parking limitations.
Looking ahead
Once curbs and driveway approaches have been removed, Allied will dig trenches parallel to the road into which they will place underdrain. The underdrain will be positioned under the new curbs and is designed to gather water from lawns/sidewalks and funnel it into catch basins such that the water doesn’t get to the roadbed. Once the underdrain is laid and the ground prepped, concrete work — new curbs and driveway approaches — will be next. The contractors will complete these operations in sequence on one side of the street, then begin the same series of work steps on the opposite side of the street.
More information on planned timing of these construction steps will be provided as the schedule is further defined.
