Construction Update from RCOC
Remainder of this week
While paving throughout the Green section is complete, there are still construction steps to be completed, and construction workers are still present. Please exercise caution as you drive on the smoothest roads the Village has had since the 1960s.
Allied will adjust structure heights in Phase 2, on Bradway and on Cranbrook Cross. This work will likely extend into next week. The structures were lowered for paving; Allied will core and remove the asphalt over/around the structures, raise the structure to the height of the pavement and prepare the area for a concrete collar. Depending on where the structure is located, this work may block the street and require traffic to detour around it. Allied will place cones around the cored structures to mark them until the concrete collars are installed and fully cured.
Don’s will continue restoration work (sprinkler repairs, topsoil and sod) in Phase 2, on Bradway and on Cranbrook Cross. They will also replace front walk approaches (the area between the sidewalk and the street), including resetting brick pavers or blue stone previously removed for construction. See further information below on sprinkler repairs.
Week of November 9 and beyond
Allied will install concrete collars around the structures on Bradway, Cranbrook Cross, Phase 2 streets and any remaining structures in Phase 1. The concrete will need to cure for several days. Once it is cured sufficiently to allow traffic, Allied will remove the cones around each structure.
Allied will address “punch list” items.
Don’s will continue restoration work until completed (or until the ground is covered with snow).
Celebrate the completion of our Roads projects throughout the Village on Thursday November 12 with a ribbon cutting and reception at the Village Hall, 4:30 - 6:00 pm. We will cut the ribbon on Bradway promptly at 5:00 pm. All are welcome to celebrate the transformation of our neighborhood!
Soil erosion bags in catch basins will be removed once the sod has taken root on each street. These should be gone by the end of the month.
Shortly after Thanksgiving, ART will clean out structures to prepare them for lining. This will involve a vac truck moving from structure to structure; traffic will have to detour around the equipment.
Winter and Spring 2027
ART will line catch basins, manholes and other structures. This work may be scheduled during the winter or in the spring, depending on the weather. While vehicles can usually get around the crew performing this work, sometimes the street will be blocked, requiring traffic to detour. These blockages will be temporary.
Don’s will be back in the spring to complete any remaining sprinkler repairs, and to replace any sod that did not “take”. Timing on this work will depend on spring weather.
Any remaining punch list items that could not be addressed in the fall will be completed in the spring.
Sprinkler repairs
Don’s will be repairing sprinkler heads/lines as they place topsoil and/or sod. Please flag any sprinkler heads or leaks that need repair and report issues via email to Wayne Dabrowski and Mark Meszler (emails at the bottom of this blog post). Go ahead and get sprinklers winterized if you have not yet done so. Have your contractor flag any leaks or broken heads for Don’s to repair. Don’s will attempt to make repairs this fall; they will be back in the spring to address any remaining construction damage. Please note that residents who choose to have their own contractors repair construction damage to sprinkler systems will not be reimbursed for the cost of doing so.
Garbage pick-up
Normal garbage pickup should resume this week throughout the Green section, with Priority’s usual “stellar” service. If your garbage pick-up is missed, report it to Priority Waste as soon as possible via the portal HERE or via phone to 855-927-8365. They are responsible for coming back to retrieve the missed pick-ups, usually the following week.
Drip edge over the curb
A number of residents have inquired about the asphalt extending about 1/4 inch onto the curb/gutter. This is by design and is not a flaw. It helps water shed from the asphalt road surface into the gutter to flow to a catch basin. It also shields the seams in the concrete from plow blades that might catch the edges and chip the concrete.
Contacts during construction
Questions or concerns arising during construction should be addressed to Wayne Dabrowski, Project Engineer for RCOC, with a copy to Mark Meszler, Bloomfield Township representative for the project.
